These Terms & Conditions ("Terms") govern your use of The Wildlands Collection website, booking system, and any related services (collectively, the "Services").

By accessing the site or making a reservation, you agree to these Terms in full.

If you do not agree, you should not use the Services.

The Wildlands Collection offers private, rural stays designed around simplicity, quiet, and a slower pace.

By booking, you acknowledge that:

• Properties are located in natural environments
• Encounters with weather, insects, wildlife, and power or service interruptions may occur
• Cellular signal, internet speed, and modern conveniences may be limited or unavailable
• These are not defects; they are part of the experience.

To book a stay, you must:

• Be at least 25 years old
• Provide accurate and complete information
• Be authorized to use the payment method provided

We reserve the right to decline or cancel bookings at our discretion.

A reservation is confirmed only after:

• Payment is successfully processed
• A confirmation is issued

We reserve the right to correct pricing errors, cancel reservations due to system or availability issues, or refuse service where necessary.

All prices are listed in USD.

Your total may include:

• Nightly rate
• Applicable taxes, including Virginia sales tax and local lodging taxes
• Optional add-ons, such as pantry purchases

Payment is processed securely through third-party providers, including Stripe. We do not store full payment details.

Cancellation policies are defined at the time of booking and included in your confirmation.

Unless otherwise stated:

• Refund eligibility depends on timing relative to check-in
• No-shows are non-refundable

We reserve the right to issue refunds, credits, or adjustments at our discretion in exceptional circumstances.

Check-in and check-out times are provided prior to arrival.

Early check-in or late check-out may not be available.

Guests are expected to:

• Leave the property in reasonable condition
• Follow all provided instructions

By staying at a Wildlands property, you agree to:

• Use the space respectfully and responsibly
• Not exceed the maximum occupancy
• Not host events, parties, or gatherings without explicit approval
• Comply with all posted or provided house guidelines

You are responsible for all individuals on the property during your stay.

Guests are responsible for:

• Any damage caused during their stay
• Missing items or excessive cleaning requirements

We may charge the payment method on file or invoice for damages as needed.

By booking and staying, you acknowledge and accept:

• Risks associated with rural environments
• Natural hazards such as uneven terrain, wildlife, weather conditions, and outdoor structures

You assume full responsibility for your safety and the safety of your guests.

To the fullest extent permitted by law, The Wildlands Collection and its owners shall not be liable for:

• Indirect, incidental, or consequential damages
• Loss of personal property
• Injuries arising from use of the property or surrounding land

Our total liability shall not exceed the amount paid for your stay.

We are not responsible for cancellations, interruptions, or changes caused by events outside our control, including but not limited to:

• Severe weather
• Power outages
• Natural disasters
• Government actions

By booking or contacting us, you agree to receive:

• Booking confirmations
• Stay-related communications
• Important updates

You may also opt into marketing communications, which you can unsubscribe from at any time.

Your use of the Services is also governed by our Privacy Policy.

We collect only the information necessary to operate bookings and improve the guest experience.

We may rely on third-party providers for:

• Payments
• Hosting
• Communications

We are not responsible for failures or issues caused by these services.

We may update these Terms at any time.

Changes will be posted on this page with an updated effective date.

Continued use of the Services constitutes acceptance of the updated Terms.

These Terms are governed by the laws of the Commonwealth of Virginia.

Any disputes shall be handled in the appropriate courts of Virginia.
